What is the Master Community Declaration (MCD)

The manager is committed to ensuring that appropriate mechanisms are put into place to ensure that the high standards of maintenance and use of the Common hold Community are preserved for the mutual benefit of all current and future Owners. Therefore, as owner of the Common Elements, the manager agrees to undertake (and to procure that any future owner(s) of the Common Elements undertake(s)) the obligations for the overall benefit, orderly development, management and preservation of the Common hold Community and its constituent parts:

To establish a fund for the expenses of the Common Elements and for the proper performance of the manager responsibilities hereunder, including a provision for future expenses.
To determine and collect or establish a mechanism for the collection of Service Charge Contributions for the purposes of the said fund from the Members.
To enforce the Member’s obligations in terms of this Declaration, and any Rules created in terms hereof.




To maintain and insure all Common Elements according to the standards envisaged by the Developer, and where necessary, to repair, maintain, renew and replace such Common Elements.
To control, administer and maintain the operation of the Common hold community.
To promote and encourage Members to maintain at all times the external appearances of their Properties in a clean and tidy condition and to maintain high standards in this regard so as to ensure that the appearance of their Properties are both aesthetically pleasing and desirable when viewed from the outside and further to take steps to enforce the maintenance of such standards where deemed necessary in the opinion of the Manager.
