What is the Property Handover Process?

Towards the completion date of your property:

Al Raha Gardens Customer Service Representative (CSR) will contact
   you to make an appointment for your property orientation and
   advise you of the Service Charge contribution
This is a one time only opportunity for you to view your property
   prior to handover and is likely to last no more than 30 minutes.
   Therefore, please make sure that you attend this appointment.
If you, as the identified “Purchaser” named In the Agreement of
   Purchase & Sale, cannot for whatever reason make the
   appointment made with the CSR you may send a proxy to act on
   your behalf Power of Attorney to the orientation appointment.
When you meet with the CSR you will be shown around your
   property and will be familiarized with how everything operates.
If you, in the unlikely event that you are unhappy with any aspect
   of your property you should document your concerns by filling the
   cancellation form and forward them to the CSR.
Handover of your property will occur subject to reasonable items
   highlighted.
It is vitally important that you attend the orientation appointment
   at the time agreed. Failure to attend an appointment will result in
   AED 500 administration charge for each appointment missed being
   charged to your account.
If you fail to attend the final appointment the property will remain
   with AL DAR Properties PJSC.
Please check your copy of the Agreement of Purchase & Sale and be
  aware of the payment schedule as there is a penalty for late or
  delayed payment. You will have been provided with a complete
   statement of account which lists out all sums due on the orientation
   appointment.
All payments should be by certified cheque or bank draft only made
   payable to AL DAR Properties PJSC (NO cash please) via personal
   delivery to the Vendor on the orientation appointment or the
   Completion Date.




Upon receipt of the all payments as identified on your statement of
   account you will receive a ‘Clearance Certificate’ from the CSR.
Should full payment not be made at the orientation appointment or
   the Completion Date then the property will revert back to AL DAR
   Properties PJSC who will resell the property on the open market.
Your property is cooled using a centralized chilled water system
  (Tabreed). At Al Raha Gardens payment for chilled water is treated
  in exactly the same manner as all other utilities i.e. water, waste
  water and electricity. When you attend the orientation appointment
  please bring with you a certified cheque or bank draft only made
  payable to AL DAR Properties PJSC (NO cash please) for the sum of
  AED 2,000 for use of this utility. Within your property there is a
  meter that will be read on a monthly basis by DIMARCO (the metering
  company) and you will be invoiced accordingly on a monthly basis for
   your actual consumption.
To establish the connection of the utilities to your property it has
   been necessary to pay an advanced deposit to ADWEA of AED 1,000
   per property. When you attend your orientation appointment please
   bring with you a certified cheque or bank draft only made payable to
   AL DAR Properties PJSC (NO cash please) for the sum of AED 1,000.
  We will then arrange for the responsibility for the utilities to transfer
   from ALDAR to you.
