What is a Service Charge?

A service charge is a means by which the developer recovers the cost he incurs in providing services for the benefit of the premises and the owners/residents. The service charges are recovered from all the property owners/residents. The prompt and timely payment of the service charge by all owners/residents is critical to the enjoyment of individual properties and the joint use of the common areas and facilities
It is viewed as your contribution to the community for its upkeep and maintenance. Default payment will affect not just your property but the whole neighborhood

• Do I have to pay if I am not living in the property?
Yes, the way the service charge is built means that it is the fund from which all the expenses for running the common parts is taken from. Therefore if you do not occupy your property the common parts still have to be maintained to a high standard




•How much service charge will I have to pay each year?
This will depend on the size of your property as the service charge is apportioned based on the total square meters of your property. It will be approximately AED 80 per square meter and this is comparable with other service charges made throughout the UAE. The figure may change slightly year on year depending on the nature of the development and maintenance needed, however we are committed to providing the highest possible standards at the most optimum rates and will wherever possible be entering into a tendering process for all the services and maintenance so that the property owners get the best value for money. At the end of each year we will issue a statement clearly indicating where the money has been spent
